10:57 p.m. - 2005-06-16 A Pico What????Well, the radon test is over. Our windows are now open treating us to a cool breeze. The acceptable levels of radon gas in the home are 4 picocuries or less. Guess what ours tested out at.....????? A whopping 4.1 Picocuries. 4.1 and my buyer was told to contact a mitigation specialist. My buyers have until 5PM tomorrow to back out of the deal or request that we pay for some or all of the mitigation. The tester said that often condo assocaitions don't allow the mitigation units because they have to dig under the foundation and the unit sits on top of the house like a little spaceship and is unsightly. I'm hoping that the buyers will just decide to buy it anyway and seal the cracks. One more night of no sleep because of picocuries. You know...if it had to be over 4...why couldn't it just have been worth it and gone all the way to 5 or 6 or 7? 4.1 is like a slap in the face. It says "this is a scam and you knew it was a scam and you can't do anything about it because the EPA backs up all this bullcrap so it has a reason to exist. If these buyers don't buy we now have a problem on our hands as we will have to install the mitigation unit and disclose that this place is infested with 4.1 picocuries of Radon Gas. This stuff isn't even tested for anymore on a regular basis because it was proven to be a big scam and now if these people don't buy, I will be forced to sell the place as "damaged goods"....is there someone I can sue for this. Here goes another sleepless night...Oh, well, after tomorrow, whether the news be good or bad...at least it moves from the realm of the unknow to the realm of the known and a known I can deal with.
